Many of the neighborhoods receiving attention from developers in Chicago are seeing a proliferation of opposition groups, organized to fight against the displacement of current neighborhood residents. While developers are excited to find emerging markets and opportunities, there are concerns of expensive delays due to neighborhood fears that long-time residents are being priced out of their homes.
In our discussion, we used Pilsen as a case study, to explore the challenging reality of developing in these contested spaces, and identify strategies to work harmoniously with existing communities.
Our panelists include Michael McLean of Condor Partners, Neli Vazquez Rowland of A Safe Haven, and Bryan Esenberg of the Department of Housing. We heard more about the new Pilsen Affordable Requirements Ordinance Pilot Program, and gained a better understanding of the role these types of programs, and other planning strategies play in development of these neighborhoods. Additionally, we identified creative strategies developers can use to mitigate negative impacts on existing communities, and how to positively harness new development to benefit everyone.
